PropSquare LifeSpaces Management

Lift & Elevator Maintenance Services

Lifts are the most-used and least-noticed asset in any building — until one stops. A trapped ride, a misaligned door or a lapsed fitness certificate turns a minor inconvenience into a safety, legal and reputational problem overnight. PropSquare runs every lift in our care as the critical safety operation it is: a planned, documented, audit-ready programme spanning daily checks, preventive maintenance, statutory certification support, modernisation and round-the-clock breakdown response — across Hyderabad, Bengaluru and Chennai, with transparent monthly reporting you can actually read.

Benefits of professional lift & elevator maintenance services for your property

  • Comprehensive and non-comprehensive AMC options — routine inspection, preventive maintenance, brake and rope checks, drive tuning and breakdown labour, with spares either covered or billed at pre-agreed rates
  • Preventive routines built from each lift's make, model, age, usage and traffic profile — monthly, quarterly and half-yearly task lists, not a generic checklist
  • 24x7 breakdown helpline with a defined response SLA and trapped-passenger calls prioritised and escalated immediately
  • QR-checklisted tasks — every visit timestamped, geo-tagged and photo-evidenced before it counts as done
  • Modernisation and upgrades — controller replacement, VVVF drive upgrades, ARD (Automatic Rescue Device) retrofit, cabin interiors and COP/LOP rewiring — delivered with minimal downtime
  • Servicing for all major lift brands, including Otis, Schindler, Kone, Johnson, Mitsubishi, ThyssenKrupp, Sigma and Indian OEMs — including legacy and obsolete controllers
  • Statutory compliance mapped to IS 14665 and NBC 2016 — fitness-certificate renewal support, ARD checks and a single organised compliance file, ready for any audit
  • One accountable Service Manager and a live dashboard with monthly MIS on uptime, breakdowns, spares used and energy — instead of chasing OEMs, mechanics and inspectors separately

Why choose PropSquare Lift & Elevator Maintenance Services?

  1. One partner, one point of contact

No more juggling the OEM, the local mechanic, the inspector and the spares dealer. PropSquare owns the outcome end-to-end and gives you a single accountable Service Manager who carries every escalation, miss and renewal.

  2. QR-checklisted, evidence-based maintenance

Every preventive task — from machine-room inspection to pit cleaning — is logged against a QR-coded checklist with a timestamp, technician ID and photo proof. Audits stop being arguments and become a matter of pulling up the record.

  3. Tech-enabled, transparent reporting

A live dashboard shows what was done, what is overdue, what spares were used and what is next. Your monthly MIS covers uptime, breakdown trends, complaints, energy use and budget versus actual — reviewed with you, every month.

  4. Safety-first, compliance-ready

Every routine is mapped to IS 14665 and NBC 2016, with ARD test logs, fireman's-switch, emergency-alarm and overload-protection checks on every visit. We keep one organised compliance file — fitness certificates, inspector reports and mock-drill records — ready for the lift inspector or the fire department.

  5. Trained, vetted technicians

Background-verified technicians on our own payroll, with full statutory cover, supervised on site and continuously upskilled on current controller, drive and safety technology — no freelancers, no last-minute stand-ins.

  6. Across Hyderabad, Bengaluru and Chennai

Operations teams and on-call rosters on the ground in all three cities, one regional escalation matrix and a defined incident-response line — for a single residential tower or a multi-building commercial campus under one contract.

What we cover

Annual Maintenance Contracts (AMC)

Preventive & scheduled maintenance

Monthly, quarterly and half-yearly task lists generated from your lift's make, model, age, usage and traffic profile — executed by trained technicians on QR-coded checklists, timestamped and photo-evidenced.

Breakdown & emergency response

A 24x7 helpline with a defined response SLA, trapped-passenger calls prioritised and escalated immediately, and a roving team with a fast-moving spares kit — every complaint logged, tracked and closed inside our work-order system, not on WhatsApp.

Modernisation & upgrades

Controller replacement, VVVF drive upgrades, ARD retrofit, energy-efficient machines and regenerative drives, cabin interiors and COP/LOP rewiring — delivered with minimal downtime and full code compliance.

Repairs, overhauls & component replacement

Door-operator overhauls, gearbox reconditioning, rope and trailing-cable replacement, counterweight adjustment and ARD battery and PCB-level repairs, using OEM-equivalent spares across all leading brands.

Safety inspection & statutory compliance

Pre-certification inspection, fitness-certificate renewal support, third-party audit coordination, IS 14665 and NBC 2016 gap assessments, ARD compliance checks and complete documentation for municipal, factory and fire-department inspections.

New installation & handover support

Owner-side supervision during new lift installations, snagging and punch-list closure, commissioning witness, and handover of warranty cards, wiring diagrams and controller parameters — with a clean Day-1 transition into your AMC.

Energy & performance audits

Independent assessment of ride quality, levelling accuracy, motor current draw, standby losses and regenerative-drive potential, with a prioritised retrofit roadmap to cut your electricity bill and extend equipment life.

Frequently asked questions

What is included in a lift AMC?

A comprehensive AMC includes routine inspection, preventive maintenance, all spares and lubricants, breakdown labour and 24x7 emergency response. A non-comprehensive AMC covers preventive visits and labour, with spares billed separately at pre-agreed rates. Both come with a named Service Manager and a defined SLA and escalation matrix — not a vague one-page agreement.

How quickly do you respond to a breakdown?

You get a 24x7 breakdown helpline with a defined response SLA — typically 30–60 minutes in our metro hubs, set per contract. Trapped-passenger calls are prioritised and escalated immediately, and every complaint is logged, tracked and closed inside our work-order system so nothing gets lost in a phone call.

Do you service lifts installed by other OEMs?

Yes. We maintain lifts across all major brands — including Otis, Schindler, Kone, Johnson, Mitsubishi, ThyssenKrupp, Sigma and Indian OEMs — and work with legacy and obsolete controllers, using OEM-equivalent spares. You do not need to stay locked into the original manufacturer's AMC.

Can you help renew our lift fitness certificate?

Yes. We carry out the pre-inspection, close open observations, coordinate with the OEM where needed, and keep the documentation ready for the lift inspector — fitness certificates, ARD test logs and inspection reports organised in a single compliance file.

Is an ARD mandatory?

An Automatic Rescue Device is mandatory for new lifts under current Indian Standards and is being progressively required for older lifts as well. We install, test and log ARDs as part of the compliance programme, and verify them on every preventive visit alongside the fireman's switch, emergency alarm and overload protection.

When should we consider modernisation instead of repairs?

If your lift is 15 or more years old, breaks down frequently, has long wait times, or no longer meets current safety codes, modernisation is usually more cost-effective than full replacement. After a survey we give you an honest, numbers-based recommendation rather than defaulting to the most expensive option.

How do you keep residents and the committee updated?

Every visit, breakdown and resolution is logged and visible to you, with a monthly MIS shared with the RWA or facility manager covering uptime, breakdown trends, spares and compliance. Larger sites also get a live dashboard and a scheduled review meeting.

Can lift maintenance be combined with your other services?

Yes, and most clients do. Lift and elevator maintenance slots cleanly into our integrated facility management bundle alongside MEP, fire and safety, housekeeping and security — one contract, one report and one escalation line — but you can also take it as a standalone service.
