Lift & Elevator Maintenance Services in Hyderabad

PropSquare LifeSpaces Management runs lift and elevator maintenance across Hyderabad from its head office in the city, for gated communities, corporate towers, hospitals, hotels and retail buildings. Hyderabad's lift stock splits two ways. The western corridor (Kokapet, Neopolis, Tellapur, Narsingi and the Financial District) is full of new high-rises where fast gearless machines are coming out of builder warranty into association hands. The older mid-rise blocks of Secunderabad, Begumpet, Dilsukhnagar and LB Nagar run 15- to 25-year-old controllers that need judgement, not a generic checklist. One AMC, one Service Manager and one monthly MIS cover both. Telangana does not yet have a lift-specific licensing Act in force, so we maintain every lift to IS 14665 and NBC 2016 regardless, and keep the compliance file ready for the day the state law is notified.

Benefits of professional lift & elevator maintenance services in Hyderabad for your property

  • Comprehensive or non-comprehensive AMC, with spares either covered or billed at rates agreed before the contract starts, never discovered on the invoice
  • Warranty-exit takeover for new towers in the western corridor: the snag list is closed with the OEM before the association signs its first AMC
  • Preventive calendars timed to the city's two stress points, the April–May heat that loads machine rooms and the monsoon that puts water into cellar pits
  • ARD (Automatic Rescue Device) tested on every visit, so a power trip lands the car at a floor instead of between floors
  • Trapped-passenger calls prioritised and escalated immediately, on a 24x7 helpline with a response SLA fixed per contract
  • Every visit QR-checklisted with a timestamp, technician ID and photo, so the committee sees the work done, not a signature on a register
  • Servicing across all major brands (Otis, Schindler, Kone, Johnson, Mitsubishi, ThyssenKrupp, Sigma) and the legacy Indian controllers common in older Hyderabad blocks
  • Monthly MIS on uptime, breakdowns, spares and energy, reviewed with the RWA or facility head rather than filed and forgotten

Why choose PropSquare Lift & Elevator Maintenance Services in Hyderabad?

  1. Headquartered in Hyderabad

Our head office and operations base are in Hyderabad, so an escalation reaches a manager who can get to your site, not a distant call centre. Preventive visits, breakdown response and the monthly review are run by the same team.

  2. Built for builder-to-association handover

Many western-corridor associations inherit their lifts at the end of the builder's defect-liability period. We audit the installation, close the snag list with the OEM and start the AMC with a clean asset register, wiring diagrams and controller parameters in hand, the same discipline as our handover and takeover service.

  3. Standards-led while the state law is still coming

Telangana's lift-specific Act is still a draft, so the working baseline is IS 14665, NBC 2016 and the OEM manual. We maintain to those, test the ARD, fireman's switch, emergency alarm and overload protection on every visit, and keep one organised compliance file so the association is audit-ready from the first inspection.

  4. Evidence, not assurances

Machine-room inspection, pit cleaning, rope and brake checks and door-operator adjustments are each logged against a QR-coded checklist with time, technician and photo. When a resident asks what the AMC actually buys, the record answers.

  5. Technicians on our own payroll

Background-verified technicians employed by PropSquare, EPF and ESI compliant, supervised on site and trained on current controller, drive and safety technology. No freelancers, no last-minute stand-ins.

  6. One contract, one report

Instead of chasing the OEM, a local mechanic, the spares dealer and an inspector separately, you get a single accountable Service Manager who owns every miss, renewal and escalation and reports on all of it once a month.

What we cover

Comprehensive & non-comprehensive AMC

Comprehensive cover includes inspection, preventive maintenance, spares, lubricants, rope and brake checks and breakdown labour. Non-comprehensive cover includes the planned visits and labour, with spares billed at pre-agreed rates. Both carry 24x7 response and a named Service Manager.

Preventive maintenance calendar

Monthly, quarterly and half-yearly task lists built from each lift's make, age, usage and traffic profile. Machine-room ventilation and drive temperatures are checked before the summer peak; pit drainage, sump pumps and buffer condition before the monsoon.

Breakdown & entrapment response

A 24x7 helpline with trapped-passenger calls escalated immediately, a roving team with a fast-moving spares kit, and every complaint logged, tracked and closed inside our work-order system rather than on a WhatsApp thread.

Warranty-exit & handover audits

For new towers coming off the builder's defect-liability period: installation audit, snag-list closure with the OEM, commissioning records collected, and a Day-1 asset register so the association's first AMC starts clean.

Modernisation of older stock

For the 15- to 25-year-old lifts in Secunderabad, Begumpet and the older eastern and southern blocks: controller replacement, VVVF drive upgrade, ARD retrofit, door-operator renewal and cabin refurbishment, delivered with minimal downtime and an honest repair-versus-modernise comparison first.

Repairs & component replacement

Door-operator overhauls, gearbox reconditioning, rope and trailing-cable replacement, counterweight adjustment, ARD battery and PCB-level repairs, using OEM-equivalent spares across all leading brands.

Safety inspection & documentation

IS 14665 and NBC 2016 gap assessments, ARD and fireman's-switch test logs, third-party audit coordination and one compliance file organised for the fire department, the insurer and whichever inspection regime Telangana notifies.

Energy & ride-quality audits

Measured assessment of levelling accuracy, motor current draw, standby losses and regenerative-drive potential, with a prioritised retrofit roadmap for high-rises where lifts are a visible share of the common-area electricity bill.

Frequently asked questions

Is a lift licence required in Hyderabad?

Not today. Telangana has no lift-specific licensing Act in force; a state law on lifts, escalators and moving walks has been drafted and is awaiting enactment. Until it is notified, the standards that matter are IS 14665, NBC 2016, the OEM's maintenance manual and your insurer's conditions. We maintain and document to those, so the association is not scrambling when inspections begin.

Our tower is coming out of builder warranty. What should the association check before signing an AMC?

Ask for the commissioning certificate, wiring diagrams, controller parameters and the OEM's open snag list, and have an independent audit done before the defect-liability period ends. We run that audit, close the snags with the OEM while the builder is still liable, and start the AMC from a clean asset register.

Can you take over lifts the OEM is currently maintaining?

Yes. We maintain Otis, Schindler, Kone, Johnson, Mitsubishi, ThyssenKrupp, Sigma and Indian-OEM lifts, including legacy and obsolete controllers, using OEM-equivalent spares. The association is not locked into the manufacturer's AMC, and where an OEM part is genuinely needed we procure it through the OEM and bill it at the agreed rate.

What happens when a lift stops during a power cut?

A working ARD brings the car to the nearest floor and opens the doors on battery power, which is why we test it on every visit. Where the building has DG or UPS backup, we check that the lift is on the right circuit and that the changeover does not trip the drive; our DG, UPS and power-backup team handles that side when needed.

Which parts of Hyderabad do you cover for lift maintenance?

We cover Hyderabad and Secunderabad, including the western IT and residential corridor (HITEC City, Gachibowli, Kondapur, Kokapet, Tellapur, Miyapur), the northern belt (Kompally, Kukatpally, Medchal), the east (Uppal, Pocharam, LB Nagar) and the older central and Secunderabad stock, and survey every site before quoting.

How do you keep the committee informed?

Every visit, breakdown and resolution is logged and visible to the association, and the monthly MIS covers uptime, breakdown trends, spares used, open points and compliance status. Larger sites get a live dashboard and a scheduled review meeting with the Service Manager.

Can we take lift maintenance alone, or does it have to be part of a bigger contract?

Take it alone. Lift maintenance is a complete service on its own. If it later makes sense to bring MEP, fire and safety or housekeeping under the same Service Manager, that is a conversation for renewal, not a condition of starting.
