What does PropSquare's Energy Management service actually cover?

Energy audits (walk-through, detailed and investment-grade), sub-metering and real-time consumption monitoring, load and HVAC/chiller optimisation, lighting-retrofit and rooftop-solar evaluation, ECBC/ECSBC 2024 and BEE Star Rating compliance support, and ongoing monitoring with monthly reporting. It can be taken standalone or bundled into your integrated facility contract.

How quickly will we see savings?

Operational and behavioural measures — setpoint resets, scheduling fixes, leak repairs — typically show measurable savings within 30 to 90 days, at little or no capital cost. Capex measures such as LED retrofits, VFDs and metering pay back over a longer period. We model your site-specific savings in the proposal rather than quoting a guaranteed number.

Are the savings figures you quote guaranteed?

No. Figures such as the widely documented 15–30% first-year reduction are industry-typical ranges, not a PropSquare guarantee. Actual savings depend on building age, occupancy, baseline operations and the scope of measures implemented — which is exactly what the audit is designed to establish for your building.

Do you supply the meters, BMS and solar, or do we buy them separately?

We are vendor-neutral. We can specify and deploy metering and controls as part of the scope, and for larger projects such as rooftop solar we run a vendor-neutral evaluation and tender and supervise delivery. Where you already own hardware or a BMS, we integrate and operate it — there is no separate licence fee for running your existing equipment.

Can you help with ECBC / ECSBC 2024 compliance?

Yes. We carry out a compliance gap audit, advise on the right performance tier for your building (Compliant, Plus or Super), and support the documentation, commissioning verification and ongoing performance reporting required. For statutory certification we coordinate accredited auditors where that is needed.

Do you support BEE Star Rating applications?

Yes — from energy data collection and on-site verification support to the submission paperwork and renewal cycles for the BEE Star Rating for existing buildings. Formal star-rating certification itself is issued through the accredited process, which we help you prepare for and coordinate.

How is the engagement priced?

Typically two ways: a fixed fee for the audit and any project delivery, or a monthly managed-service retainer for ongoing monitoring and reporting bundled into your facility contract. We recommend the right model after the discovery walk-through, once the scope is clear.
