Lift & Elevator Maintenance Services in Chennai

PropSquare LifeSpaces Management serves Chennai with lift and elevator maintenance for apartment complexes, the IT parks along OMR, offices in Guindy and Anna Nagar, and the industrial belt around Sriperumbudur. Two things shape lift care on the coast. The first is the law: under the Tamil Nadu Lifts and Escalators Act, 1997, as amended by the 2025 Amendment Act, a working licence is valid for five years, and the renewal application has to be made at least three months before it expires. The second is the climate: salt-laden humidity corrodes guide rails, brake linkages and controller contacts faster than inland, and the north-east monsoon puts water into pits and basements. Our AMC carries the renewal diary, the corrosion checks and the monsoon preparation, so the committee is not left tracking them.

Benefits of professional lift & elevator maintenance services in Chennai for your property

  • Renewal diary: the pre-inspection done, and the renewal application made at least three months before the five-year licence expires
  • Corrosion-aware servicing: guide rails, brake linkages, door sills, landing-door hangers and controller contacts cleaned and protected on a schedule set for the coast
  • Monsoon preparation before October: pit drainage, sump pumps and machine-room sealing checked, with a written restart protocol for any lift that takes water
  • ARD tested on every visit so a TANGEDCO trip lands the car at a floor, and the DG changeover checked where the building has backup
  • Comprehensive or non-comprehensive AMC, with spares covered or billed at pre-agreed rates, and a named Service Manager either way
  • All major brands serviced (Otis, Schindler, Kone, Johnson, Mitsubishi, ThyssenKrupp, Sigma) and the older Indian-OEM machines in Mylapore, T Nagar and Anna Nagar blocks
  • QR-checklisted visits, timestamped and photo-evidenced, so the association can verify work without being on site
  • Monthly MIS with uptime, breakdowns, entrapments, spares, corrosion observations and the licence calendar on one page

Why choose PropSquare Lift & Elevator Maintenance Services in Chennai?

  1. Serving Chennai with supervised teams

Supervised technician teams serve Chennai's residential, IT and industrial corridors on fixed preventive routines, with a named Service Manager carrying every escalation for the committee or facility head.

  2. The licence cycle, owned

Under the Tamil Nadu Lifts and Escalators Act, 1997, a lapsed licence is a lift that should not be running. Since the 2025 amendment a working licence is valid for five years. We keep that expiry on the maintenance calendar, pre-inspect against the Rules, close open points with the OEM and make the renewal application at least three months before it expires.

  3. Planned for the coast

Humid, salt-laden air attacks guide rails, brake pivots, door-track hardware and controller relay contacts faster than in Hyderabad or Bengaluru. Our Chennai routines add rail and pivot cleaning, contact inspection, machine-room dehumidification checks and anti-corrosion treatment where exposed steel shows early rust.

  4. Monsoon-ready by October

The north-east monsoon floods basements across low-lying parts of the city. Before it arrives we clear pit drains, test sump pumps, check buffers and seal cable entries; if a lift still takes water, the restart protocol keeps it powered down until the pit, travelling cable and controller have been inspected and tested.

  5. Evidence, not assurances

Every preventive task is logged against a QR-coded checklist with time, technician and photo, so when a resident asks what the AMC buys, the record answers.

  6. Technicians on our own payroll

Background-verified technicians employed by PropSquare, EPF and ESI compliant, supervised on site and trained on current controller, drive and safety technology. No freelancers and no unannounced substitutes.

Licence renewal & inspection support

Renewal tracking under the Tamil Nadu Lifts and Escalators Act, 1997, as amended in 2025 (five-year working licence): pre-inspection, closure of open observations, OEM coordination for any certificate or part, and the renewal application prepared at least three months before expiry.

Corrosion control programme

Scheduled cleaning and protection of guide rails, brake linkages, landing-door hangers and sills, machine-room and controller-cabinet inspection for condensation and relay-contact pitting, and early replacement of corroded fasteners and brackets before they fail.

Monsoon preparation & flood recovery

Pre-monsoon checks on pit drainage, sump pumps, buffers and cable entries, and a defined restart protocol after water ingress: inspection of the pit, buffers, travelling cable and controller, drying, insulation-resistance testing and a supervised test run before the lift returns to service.

Preventive maintenance calendar

Monthly, quarterly and half-yearly task lists built from each lift's make, model, age and traffic, covering machine, controller, drive, brake, ropes, door operators, safety gear and pit, each executed on a QR-coded checklist.

Breakdown & entrapment response

A 24x7 helpline with trapped-passenger calls escalated immediately, a response SLA set per contract, and every complaint logged, tracked and closed inside our work-order system.

Modernisation & upgrades

Controller replacement, VVVF drive upgrade, ARD retrofit, door-operator renewal and cabin interiors for ageing lifts, delivered with minimal downtime and with the licence paperwork updated where the modernisation changes the lift's specification.

Repairs & component replacement

Door-operator overhauls, gearbox reconditioning, rope and trailing-cable replacement, counterweight adjustment and ARD battery and PCB repairs, using OEM-equivalent spares across all leading brands.

Frequently asked questions

Is a lift licence required in Chennai?

Yes. The Tamil Nadu Lifts and Escalators Act, 1997 requires a licence from the Electrical Inspectorate for a lift to be erected and operated. Under the 2025 amendment a working licence is valid for five years, and the renewal application must be made at least three months before it expires. We track that date and handle the pre-inspection and paperwork as part of the AMC.

When should we start the renewal process?

Well before the three-month filing deadline, because any open observation has to be closed and documented first. We put the five-year expiry on the maintenance calendar at the start of the contract, pre-inspect two to three months ahead of the deadline, fix what needs fixing and make the renewal application with time to spare.

Why do lifts corrode faster in Chennai?

The coastal air carries salt and stays humid for most of the year, which attacks exposed steel, brake and door-pivot hardware and the relay contacts inside controllers. The signs are stiff door operation, intermittent controller faults and surface rust on rails and brackets. Our routines add cleaning, contact inspection and anti-corrosion treatment that inland maintenance schedules do not need.

The basement flooded and the lift has water in the pit. What should we do?

Do not restart it. Switch off the mains, keep the car at an upper floor if it is already there, and call us. We inspect the pit, buffers, travelling cable and controller, dry and test the electrical insulation, and run a supervised test before returning the lift to service. Powering up a wet controller is how a flood turns into a controller replacement.

Which parts of Chennai do you cover for lift maintenance?

We serve Chennai's main residential, employment and industrial corridors, including OMR (Sholinganallur, Perungudi, Taramani), Guindy, Velachery, Adyar, Anna Nagar, Porur, Ambattur, Tambaram, Chromepet and the Sriperumbudur and Oragadam industrial belt, and survey every site before quoting.

Can you take over from the OEM's maintenance contract?

Yes. We maintain Otis, Schindler, Kone, Johnson, Mitsubishi, ThyssenKrupp, Sigma and Indian-OEM lifts with OEM-equivalent spares, and procure genuine OEM parts at agreed rates where a part is proprietary. The association keeps its licence continuity; we take over the maintenance record and the renewal diary.

Can we take lift maintenance on its own?

Yes. Lift maintenance is a complete engagement by itself. If the committee later wants MEP, fire and safety or housekeeping under the same Service Manager, that is a renewal conversation, not a condition of starting.
