Do you install BMS, or only operate an existing one?
Both. Our core strength is operating, monitoring and maintaining the BMS your building already has — often recommissioning a system that was only half-used. For new buildings, retrofits and upgrades we run a vendor-neutral specification and tender and coordinate a certified integrator for the engineering, then take over day-to-day operation once it goes live.
Which BMS brands and protocols do you work with?
We are OEM-agnostic. We operate and integrate the major platforms — Honeywell, Siemens, Schneider, Johnson Controls, Tridium Niagara and others — and default to open protocols such as BACnet/IP, Modbus TCP/RTU, KNX and MQTT so new and third-party equipment can be brought onto one dashboard. Where you already own a platform, we run it rather than replace it.
Can you retrofit or upgrade a BMS without shutting the building down?
Yes. Retrofits and recommissioning are done in phases — wing-by-wing or floor-by-floor, largely during nights and weekends — so occupied areas keep running. We scope the sequence in the proposal after a site walk-through and existing-system audit.
How much energy will a BMS save us?
Industry studies commonly cite a 15–30% reduction in HVAC and lighting energy from well-run automation, but that is a typical range, not a PropSquare guarantee. Actual savings depend on building age, occupancy, how well the system is commissioned and the measures implemented — which is exactly what a walk-through and energy baseline are designed to establish for your building.
How does BMS relate to your Energy Management service?
They work together. The BMS is the control and monitoring layer; Energy Management adds audits, sub-metering analytics, load and HVAC optimisation and ECBC/BEE compliance on top of the data it produces. You can take BMS operation on its own, or bundle both under one facility contract.
Does the BMS integrate fire, lifts, CCTV and access control?
Where those systems support open or documented protocols, yes — we bring HVAC, energy, fire alarm, lifts, pumps, water systems, CCTV and access control onto one dashboard for unified monitoring and alarm routing. Some proprietary systems integrate only at a status level; we confirm what is achievable for your specific equipment during the audit.
Can you help with ECBC / ECSBC 2024, BEE and ISO 50001 requirements?
Yes. Automated sub-metering, monitoring and audit-ready logging are foundational to these standards. We support the data collection, gap review, documentation and ongoing performance reporting, and coordinate accredited auditors where formal certification is required.
How is the service priced?
Typically as a monthly managed-service retainer for ongoing operation, monitoring and reporting — bundled into your facility contract — plus a fixed fee for any integration or retrofit project. We recommend the right model after the site walk-through, once the scope and the state of the existing system are clear.
