Lift & Elevator Maintenance Services in Bengaluru
PropSquare LifeSpaces Management serves Bengaluru with lift and elevator maintenance for apartment communities, IT parks, offices, hospitals and retail buildings. Karnataka is a licensed-lift state: under the Karnataka Lifts, Escalators and Passenger Conveyors Act, 2012 and its 2015 Rules, no lift may run without a licence. Since the 2025 amendment the authorised officer grants that licence, and the Electrical Inspectorate inspects the lift at every renewal. Our programme is built around that cycle, around the long traffic peaks of the Outer Ring Road, Whitefield and Electronic City office belts, and around the basements that take water in the city's low-lying localities each monsoon. You get planned preventive maintenance, a 24x7 breakdown line, the renewal paperwork handled, and one monthly report.
Benefits of professional lift & elevator maintenance services in Bengaluru for your property
- Licence renewal handled end to end: pre-inspection, open-point closure and the documentation the Electrical Inspectorate expects to see on the day
- AMC in two forms, comprehensive (spares and labour covered) or non-comprehensive (labour covered, spares at pre-agreed rates), each with a named Service Manager
- Hour-based maintenance for high-duty office lifts: door operators, brakes and ropes checked on run-hours and trip counts, not just the calendar
- Pre-monsoon pit and sump checks for basements in the low-lying belts around Bellandur, Sarjapur Road and Koramangala, with a post-flood restart protocol
- ARD tested on every visit so a BESCOM outage lands the car at a floor, with the DG changeover checked where the building has backup
- All major brands serviced, including Otis, Schindler, Kone, Johnson, Mitsubishi, ThyssenKrupp and Sigma, plus the older machines in the city's 1990s and 2000s apartment blocks
- QR-checklisted visits with timestamp, technician ID and photo evidence, so the committee or facility team can verify every task
- A monthly MIS that reads uptime, breakdowns, entrapments, spares and the licence calendar in one page
Why choose PropSquare Lift & Elevator Maintenance Services in Bengaluru?
Serving Bengaluru on supervised routines
Supervised technician teams serve Bengaluru's residential and office corridors on fixed preventive routines, with a named Service Manager as the escalation point for the committee or the facility head.
Licence-cycle discipline
Under the Karnataka Act the licence, not the AMC, is what keeps the lift legally running. The first licence runs for ten years and each renewal for five. We keep that date on the maintenance calendar, pre-inspect against the 2015 Rules, close open points with the OEM and prepare the file before the Electrical Inspectorate inspects.
Built for high-duty office lifts
A lift in an ORR or Whitefield tech park can run twelve-hour peaks six days a week. We maintain those on run-hours and trip counts, watch door-operator wear and brake lining closely, and plan group-control downtime around the tenant's working day.
Honest about older machines
Jayanagar, JP Nagar, Malleshwaram and Indiranagar have apartment blocks whose lifts are 15 to 25 years old. We give a numbers-based repair-versus-modernise recommendation after a survey, rather than defaulting to the most expensive option.
Evidence-based maintenance
Every preventive task is logged against a QR-coded checklist with time, technician and photo. The committee sees what was done, what is overdue and what is next, instead of taking a signature on trust.
Technicians on our own payroll
Background-verified technicians employed by PropSquare, EPF and ESI compliant, supervised on site and trained on current controller, drive and safety systems. No freelancers and no unannounced substitutes.
What we cover
Annual maintenance contracts
Comprehensive AMC with spares, lubricants, rope and brake checks and breakdown labour included, or non-comprehensive AMC with planned visits and labour and spares billed at agreed rates. Both include 24x7 response and the licence-renewal support below.
Licence renewal & inspection support
Renewal tracking under the Karnataka Lifts, Escalators and Passenger Conveyors Act, 2012: pre-inspection against the 2015 Rules, closure of open observations, coordination with the OEM where a part or certificate is needed, and the documentation set for the Electrical Inspectorate.
Preventive maintenance on duty hours
Task lists built from make, model, age and measured traffic, with high-duty office lifts serviced on run-hours. Machine room, controller, drive, brake, ropes, door operators, safety gear and pit are each covered on a monthly, quarterly or half-yearly cycle.
Breakdown & entrapment response
A 24x7 helpline with trapped-passenger calls escalated immediately, a response SLA set per contract, and every complaint logged, tracked and closed inside our work-order system.
Monsoon readiness & flood recovery
Pit drainage, sump-pump and buffer checks before the rains for basements in low-lying localities, and a defined restart protocol after water ingress: no power-up until the pit, buffers, travelling cable and controller have been inspected and insulation resistance tested.
Modernisation & upgrades
Controller replacement, VVVF drive upgrade, ARD retrofit, energy-efficient gearless machines, door-operator renewal and cabin interiors, with full code compliance and the licence amendment handled where the modernisation requires it.
Repairs & component replacement
Door-operator overhauls, gearbox reconditioning, rope and trailing-cable replacement, counterweight adjustment and ARD battery and PCB repairs, using OEM-equivalent spares.
New installation & handover support
Owner-side supervision during installation, snag-list closure, commissioning witness, first-licence paperwork and handover of warranty cards, wiring diagrams and controller parameters into a clean Day-1 AMC.
Frequently asked questions
Is a lift licence mandatory in Bengaluru?
Yes. The Karnataka Lifts, Escalators and Passenger Conveyors Act, 2012 requires a licence before a lift is operated. Since the 2025 amendment the authorised officer grants that licence. The first licence is valid for ten years and each renewal for five. The Electrical Inspectorate inspects the lift against the Rules at renewal. We track the renewal date, pre-inspect, close open points and prepare the documentation as part of the AMC.
What does the inspector look at during renewal?
The lift is checked for compliance with the Act and the 2015 Rules: safety gear and governor, brake, ropes, door locks and interlocks, emergency alarm and lighting, the ARD, machine-room condition and the maintenance record. The usual failure points are worn door locks, an untested ARD and missing records, which is exactly what our pre-inspection is designed to catch.
Our lift trips during power cuts. What should we do?
First, make sure the ARD is working: it brings the car to the nearest floor on battery power and opens the doors. We test it on every visit. Second, if the building has DG backup, the lift circuit and the changeover timing need checking so the drive does not fault on restart. Our DG and UPS team can look at that side with us.
Can you maintain lifts in IT parks and offices with long daily peaks?
Yes. High-duty lifts are maintained on run-hours and trip counts rather than a fixed calendar, with closer attention to door operators, brake linings and ropes. Planned downtime for group-control systems is scheduled around the tenant's working day and agreed with the facility team in advance.
Which parts of Bengaluru do you cover for lift maintenance?
We serve Bengaluru's main residential and employment corridors, including the Outer Ring Road belt, Whitefield, Sarjapur Road, Bellandur, Electronic City, Hebbal, Yelahanka, Thanisandra, Koramangala, Indiranagar, Jayanagar and JP Nagar, and survey every site before quoting.
Our building is more than 15 years old. Repair or modernise?
If the lift breaks down often, waits are long, spares for the controller are hard to find or it no longer meets current codes, modernisation is usually cheaper over five years than repeated repairs. We survey the machine, cost both routes and give a written recommendation; where modernisation changes the lift's specification we also handle the licence amendment.
Can we take lift maintenance on its own?
Yes, and that is a complete engagement in itself. If the committee later wants MEP, fire and safety or housekeeping under the same Service Manager, that can be discussed at renewal. It is never a condition of starting.
