Energy Management Services in Bengaluru
PropSquare LifeSpaces Management serves Bengaluru with energy management for apartment communities, tech parks, GCC offices, hospitals and commercial buildings. 2026 changed the solar picture here. KERC's Distributed Solar PV Regulations, notified in August 2026, allow net metering up to a building's sanctioned load or 1,000 kW, and give apartments virtual net metering, so one rooftop plant can offset both common-area and individual residents' bills. At the same time, BESCOM charges larger HT commercial consumers more for energy used in the morning and evening peaks between December and June, and Karnataka's energy code applies to larger commercial buildings. Add the city's mild climate, which lets well-run buildings lean on outside air instead of chillers, and Bengaluru has more ways to cut an energy bill than most cities. We measure first, fix what costs nothing, and evaluate solar and retrofits on real payback.

Why choose PropSquare Energy Management Services in Bengaluru?
Serving Bengaluru with a supervised team
A supervised team serves Bengaluru's apartment and office corridors, with one named energy lead who owns the audit, the fixes and the monthly report.
Solar under the 2026 KERC rules
KERC's Distributed Solar PV Regulations, 2026 allow net metering up to sanctioned load or 1,000 kW, net billing and gross metering, group net metering, and virtual net metering for apartments. Housing societies can claim PM Surya Ghar central support of ₹18,000 per kW for common facilities, at 3 kW per house and up to 500 kW overall, with residents' own rooftop plants counted inside that cap, on a connection used only for common services. We size the plant to the roof and load and compare the options for your connection.
BESCOM's seasonal tariff, used properly
Larger HT commercial consumers pay a surcharge between 6 and 9 in the morning and 6 and 10 in the evening from December to June, and get a rebate between 10 at night and 6 in the morning. We move flexible loads out of the peaks and into the rebate window where operations allow.
The mild climate, put to work
Bengaluru's elevation keeps the air mild for much of the year, so well-tuned buildings can use outside air for cooling in the mornings, evenings and monsoon months. We check that economiser and fresh-air controls actually work, alongside our BMS team where the building has one.
Karnataka ECBC support
Karnataka's municipal building bye-laws have required compliance with the state's Energy Conservation Building Code for larger commercial buildings since 2021. We keep metering data, maintenance logs and performance reports ready for it and for BEE Star Rating.
Operators, not just advisors
The team that recommends a change is the team that can carry it out and keep it running, so savings do not fade once the audit report is filed.

Frequently asked questions
Can our apartment share one rooftop solar plant across common areas and flats?
KERC's Distributed Solar PV Regulations, 2026 provide virtual net metering for apartments, covering common areas and individual residents, so one plant's output can be credited across several connections. We check how it applies to your connections and size the plant accordingly.
Is there a subsidy for housing societies?
Under PM Surya Ghar, group housing societies and residents' welfare associations can claim central financial assistance of ₹18,000 per kW for common facilities, at 3 kW per house and up to 500 kW overall, with residents' own rooftop plants counted inside that cap, on a connection used only for common services. We check eligibility and prepare the system design for the application.
How does BESCOM's time-of-day tariff work?
Under KERC's current tariff, larger HT commercial consumers pay a surcharge from 6 to 9 am and 6 to 10 pm and get a rebate from 10 pm to 6 am, from December to June. Moving flexible loads out of the peaks lowers the bill.
How much will we save?
It depends on the building, how it runs today and the measures taken, so we do not quote a guaranteed percentage. The audit sets your baseline and the monthly report shows savings against it.
Does Karnataka ECBC apply to our building?
Since 2021, Karnataka's building bye-laws have required compliance for commercial buildings above 100 kW connected load or 120 kVA contract demand. ECSBC 2024, a newer national code, has been published by BEE for states to adopt.
Which parts of Bengaluru do you cover?
We serve Bengaluru's main residential and office corridors, including the Outer Ring Road belt, Whitefield, Electronic City, Sarjapur Road, Bellandur, Hebbal, Thanisandra, Yelahanka, Koramangala and Indiranagar.
Can we take energy management on its own?
Yes, and that is a complete engagement in itself. If you later want our MEP team to run the equipment, that can be discussed separately. It is never a condition of starting.
