Energy Management Services in Chennai

PropSquare LifeSpaces Management serves Chennai with energy management for apartment communities, the IT parks along OMR, offices, hospitals and commercial buildings. In Chennai, a large part of the cooling bill in most commercial buildings goes not on heat alone but on humidity: air-conditioning spends a large share of its effort taking moisture out of the air, and buildings that over-cool to feel dry pay for it every month. Tamil Nadu adds its own rules. Commercial and industrial consumers pay a peak-hour charge in the morning and evening, the Tamil Nadu ECBC Rules, 2022 apply to larger commercial buildings, and rooftop solar runs under TNERC's 2021 order, which allows net metering for domestic consumers, including apartment common services, and net feed-in for most others, with network charges on rooftop solar still before the High Court. We measure where the energy goes, fix what costs nothing, and evaluate solar on the rules as they stand.

Why choose PropSquare Energy Management Services in Chennai?

  1. Serving Chennai with a supervised team

A supervised team serves Chennai's apartment, office and industrial corridors, with one named energy lead who owns the audit, the fixes and the monthly report.

  2. Humidity is where the energy goes

Chennai's morning humidity normal is about 73–84% from August through April and about 64–70% in May to July, so for most of the year air-conditioning works hard removing moisture. Buildings that run colder to feel drier waste energy. We tune dehumidification, fresh-air handling and setpoints so spaces feel comfortable at a higher temperature, often with our BMS team where the building has one.

  3. Peak-hour charges managed

Tamil Nadu charges commercial and industrial consumers extra for energy used between 6 and 10 in the morning and 6 and 10 in the evening. Where operations allow, we move pumping, pre-cooling and other flexible loads out of those windows and show the result on the bill.

  4. Solar on the rules as they stand

Under TNERC's 2021 order, domestic consumers, including apartment common services, can use net metering, and most other consumers use net feed-in. Network charges on rooftop solar have been challenged in the Madras High Court and the position is still unresolved. We check the current rules for your connection before sizing anything, and housing societies can claim PM Surya Ghar support of ₹18,000 per kW for common facilities, at 3 kW per house and up to 500 kW overall, with residents' own rooftop plants counted inside that cap, on a connection used only for common services.

  5. TN ECBC support

The Tamil Nadu Energy Conservation Building Code Rules, 2022 apply to commercial buildings above 100 kW connected load, 120 kVA contract demand or 2,000 square metres built-up area. We keep the metering data, maintenance logs and performance reports they expect, along with BEE Star Rating records.

  6. Operators, not just advisors

The team that recommends a change is the team that can carry it out and keep it running, so savings do not fade once the audit report is filed.

Frequently asked questions

Why is our air-conditioning bill so high even though we keep the temperature normal?

Often because of humidity. Chennai's air is humid for most of the year, and if the system is not removing moisture efficiently, people turn the temperature down to feel comfortable. Tuning dehumidification and fresh-air handling usually lets the setpoint rise without loss of comfort.

Can our apartment install rooftop solar with net metering?

Under TNERC's 2021 order, domestic consumers can use net metering, and the regulator has said this extends to apartment common services. Network charges on rooftop solar are still being litigated, so we check the current position for your connection before recommending a size. Housing societies can claim PM Surya Ghar support of ₹18,000 per kW for common facilities, at 3 kW per house and up to 500 kW overall, with residents' own rooftop plants counted inside that cap, on a connection used only for common services.

Does Tamil Nadu have a peak-hour charge?

Yes. Commercial and industrial consumers pay extra for energy used between 6 and 10 am and 6 and 10 pm. Moving flexible loads out of those windows lowers the bill.

How much will we save?

It depends on the building, how it runs today and the measures taken, so we do not quote a guaranteed percentage. The audit sets your baseline and the monthly report shows savings against it.

Do the TN ECBC Rules apply to our building?

They apply to commercial buildings above 100 kW connected load, 120 kVA contract demand or 2,000 square metres built-up area. ECSBC 2024, a newer national code, has been published by BEE for states to adopt.

Which parts of Chennai do you cover?

We serve Chennai's main residential, office and industrial corridors, including OMR, Guindy, Anna Nagar, Nungambakkam, Velachery, Porur, Ambattur and the industrial belt towards Sriperumbudur.

Can we take energy management on its own?

Yes. It is a complete service by itself. If you later want our MEP team to run the equipment, that is a separate conversation, never a condition of starting.
