Energy Management Services in Hyderabad

PropSquare LifeSpaces Management runs energy management across Hyderabad from its head office in the city, for gated communities, office towers, hospitals and commercial buildings. In a Hyderabad community, common-area electricity (lifts, water pumps, the STP, lighting and the clubhouse) is one of the biggest lines in the maintenance budget, and in offices it is cooling through the 40°C summer. Three local rules shape what can be done about it. TGSPDCL charges commercial HT consumers more for energy used in the morning and evening peaks. TGERC's rooftop-solar regulations of November 2025 opened net metering up to 500 kWp to almost every consumer category. And Telangana's Energy Conservation Building Code has applied to larger commercial buildings since 2014. We measure where the energy goes, fix what costs nothing first, and evaluate solar and retrofits on their real payback.

Benefits of professional energy management services in Hyderabad for your property

  • Common-area energy audits for communities: lifts, pumps, STP, lighting and clubhouse loads measured and ranked

  • No-cost fixes first: pump and lighting schedules, timer settings, setpoints and standby loads corrected before any spend
  • Peak-hour load shifting for HT commercial consumers on TGSPDCL's time-of-day tariff
  • Rooftop-solar evaluation under TGERC's 2025 regulations, including net, gross and group net metering options

Why choose PropSquare Energy Management Services in Hyderabad?

  1. Run from our Hyderabad head office

PropSquare's head office is in Hyderabad. The engineer who audits your site, the technicians who carry out the fixes and the manager who presents the monthly report all work from the same city base.

  2. Common-area energy, understood

In a large gated community, a handful of loads run the bill: lift groups, borewell and transfer pumps, the STP blowers, street and basement lighting, and the clubhouse. We meter them, find the ones running when they need not, and fix schedules and settings before recommending any equipment.

  3. Peak tariffs, managed

TGSPDCL's time-of-day tariff charges commercial HT consumers more for energy used between 6 and 10 in the morning and 6 and 10 in the evening. Where operations allow, we move pumping, pre-cooling and other flexible loads out of those windows and show the effect on the bill.

  4. Solar under the new TGERC rules

TGERC's November 2025 rooftop-solar regulations allow net metering up to 500 kWp for almost every category, and gross metering up to 1 MWp. Group net metering is under 100 kWp and only for domestic and township connections. Virtual net metering is also under 100 kWp, for almost every category rather than only domestic and township. Housing societies can claim PM Surya Ghar central support of ₹18,000 per kW for common facilities, at 3 kW per house and up to 500 kW overall, with residents' own rooftop plants counted inside that cap, on a connection used only for common services. We size systems to your roof and load and compare the metering options honestly.

  5. ECBC and ratings support

Telangana's Energy Conservation Building Code has applied to larger commercial and non-residential buildings since 2014. We keep metering data, maintenance logs and performance reports organised for ECBC and for voluntary BEE Star Rating.

  6. Operators, not just advisors

The team that recommends a pump schedule or a lighting change is the same team that can carry it out and keep it running, so recommendations do not end up as a report on a shelf.

Frequently asked questions

Where does a gated community's common-area electricity go?

Usually to a few loads: lifts, borewell and transfer pumps, the STP, street and basement lighting, and the clubhouse. We sub-meter them, find what is running unnecessarily and fix schedules and settings first.

Can our apartment community install rooftop solar under net metering?

Under TGERC's rooftop-solar regulations of November 2025, net metering is available up to 500 kWp for almost every consumer category. Group net metering is under 100 kWp for domestic and township connections, and virtual net metering is under 100 kWp for almost every category. Housing societies can claim PM Surya Ghar central support of ₹18,000 per kW for common facilities, at 3 kW per house and up to 500 kW overall, with residents' own rooftop plants counted inside that cap, on a connection used only for common services. We check eligibility for your connection and size the system to your roof and load.

How does the TGSPDCL peak-hour tariff affect us?

Commercial HT consumers on the time-of-day tariff pay more for energy used between 6 and 10 am and 6 and 10 pm. Moving pumping, pre-cooling and other flexible loads out of those windows lowers the bill without reducing what you use.

How much will we save?

It depends on the building, its current operation and the measures taken, so we do not quote a guaranteed percentage. The audit establishes your baseline, and the monthly report shows savings against it.

Does ECBC apply to our building?

Telangana's Energy Conservation Building Code applies to larger commercial and non-residential buildings and has been checked through the building-permission process since 2014. A newer national code, ECSBC 2024, has been published by BEE for states to adopt. We keep the operational records both expect.

Which parts of Hyderabad do you cover?

We cover Hyderabad and Secunderabad, including HITEC City, Gachibowli, the Financial District, Kokapet, Kondapur, Miyapur, Kukatpally, Kompally, Uppal, Begumpet and Banjara Hills.

Can we take energy management on its own?

Yes. It is a complete service by itself. If you later want our MEP or BMS teams to run the equipment, that is a separate conversation, never a condition of starting.
