AMC & Vendor Management Services in Bengaluru

PropSquare LifeSpaces Management serves Bengaluru with AMC and vendor management for apartment communities, tech parks, GCC offices, hospitals and retail buildings. Bengaluru properties carry an unusually long list of regulated vendors. Many apartment complexes must run their own STP under a KSPCB consent; every lift needs a licence, first for ten years and then renewed every five; a building of 21 metres or more needs fire clearance from the Karnataka Fire and Emergency Services; and many communities still depend on water-tanker suppliers in the dry months. Since September 2025 the civic side has moved from BBMP to the Greater Bengaluru Authority and five new city corporations, so trade licences and civic paperwork now run through new offices. We bring all of it under one contract register, one renewal calendar and one Service Manager.

Benefits of professional AMC & vendor management services in Bengaluru for your property

  • One register for every AMC and supplier: lifts, STP and WTP, DG and UPS, fire systems, HVAC, pumps, tanker water, housekeeping and security
  • Renewal calendar built for Karnataka: KSPCB consent for the STP, five-yearly lift-licence renewals, high-rise fire clearance and the trade licence under the new city corporations
  • STP operators held to the consent conditions: daily logs, treated-water tests and sludge disposal records kept ready for an inspection
  • Tanker suppliers on written terms: registered vehicles, agreed rates, delivery logs matched to invoices and a back-up supplier for the dry months
  • Tech-park and GCC vendor onboarding that meets corporate procurement: labour-code compliance, insurance, safety induction and audit-ready records
  • Monthly scorecards on attendance, response, quality and safety for every vendor, used at renewal rather than filed
  • Like-for-like quotes before every renewal, so the committee or facility head sees the market rate first
  • One consolidated monthly MIS and one PropSquare Service Manager accountable for every vendor

Why choose PropSquare AMC & Vendor Management Services in Bengaluru?

  1. Serving Bengaluru with supervised teams

Supervised teams serve Bengaluru's apartment and office corridors on fixed routines, with one named Service Manager who owns the contract register, the renewal calendar and the monthly review with the committee or facility head.

  2. STP vendors under control

For an apartment community, the STP is often the vendor that carries the most regulatory risk. We check that the operator runs the plant to the KSPCB consent conditions, keeps daily logs and treated-water test results, and disposes of sludge with records, and we track the consent's renewal date alongside the AMC's. Our WTP and STP team can step in where the operator falls short.

  3. Licences that renew on a long cycle

Some of Bengaluru's renewals come round rarely, which is exactly why they get missed. A Karnataka lift licence runs ten years at first and five years at each renewal. Since February 2026 a trade licence can be renewed for one to five years at a time. We hold these dates centrally, with the owner and the evidence for each.

  4. Water suppliers on record

During the 2024 water shortage, Bengaluru's authorities capped tanker prices and required private tankers to register with BWSSB. Whether or not a crisis is on, we put tanker suppliers on written terms, match delivery logs to invoices, check water-quality records and keep a second supplier ready for March to May.

  5. Procurement-ready for tech parks

GCC and tech-park clients expect every vendor to pass their own audit. We onboard vendors against the labour codes in force since November 2025, with contractor licences where the headcount needs one, EPF and ESI records, insurance and safety induction, and we keep the file ready for the client's compliance team.

  6. Evidence, not assurances

Vendor visits are logged against QR-coded checklists with time, technician and photo, and every complaint is tracked to closure in our work-order system, so the committee sees performance, not promises.

Frequently asked questions

Does our apartment need an STP and a KSPCB consent?

It depends on size and location. A March 2024 state order relaxed the rule for complexes connected to an underground sewer, where only larger complexes must now run their own STP, while in areas without a sewer the earlier threshold still applies: 20 units, or a built-up area above about 2,000 square metres. Complexes that already have an STP continue to run it, under a KSPCB Consent for Operation whose validity depends on the plant's category. We track the consent alongside the operator's AMC and keep the plant's records ready for inspection.

BBMP has changed to the Greater Bengaluru Authority. What does that mean for our licences?

Since 2 September 2025, civic functions have moved from BBMP to the Greater Bengaluru Authority and five city corporations. Trade licences and other civic paperwork are now handled by the corporation your property falls under; trade licences can be renewed online for one to five years. We confirm which corporation applies to your site and move the dates onto our calendar.

How often does a lift licence need renewing in Karnataka?

Under the Karnataka Lifts, Escalators and Passenger Conveyors Act, 2012, the first licence runs for ten years and each renewal for five. We hold the renewal date and make sure the lift vendor's pre-inspection is done well before it. Details are on our lift maintenance in Bengaluru page.

What do the new labour codes mean for our vendors?

Since 21 November 2025, contract labour falls under the Occupational Safety, Health and Working Conditions Code. A contractor engaging 50 or more contract workers needs a licence, and the establishment should still check that wages and social-security contributions are paid. We check each vendor before mobilisation and keep the evidence on file.

Can you manage our water-tanker suppliers?

Yes. We put suppliers on written terms with registered vehicles and agreed rates, match each delivery to the invoice, check water-quality records and keep a back-up supplier for the summer months, so the committee is not negotiating by phone during a shortage.

Which parts of Bengaluru do you cover?

We serve Bengaluru's main residential and office corridors, including the Outer Ring Road belt, Whitefield, Sarjapur Road, Bellandur, Electronic City, Hebbal, Hennur, Thanisandra, Yelahanka, Kanakapura Road, Koramangala and Indiranagar, and survey every site before quoting.

Can we take AMC and vendor management on its own?

Yes, and that is a complete engagement in itself: your vendors keep doing the work and we manage them. If the committee later wants housekeeping or security from us directly, that can be discussed at renewal. It is never a condition of starting.
