BMS & Building Automation Services in Bengaluru

PropSquare LifeSpaces Management serves Bengaluru with BMS operation and building automation for tech parks, GCC offices, hospitals, hotels and malls. Bengaluru gives a BMS an advantage that Hyderabad and Chennai do not: at around 900 metres, the city's air is mild for much of the year, with even April's normal maximum in the low-to-mid 30s. A system set up to use cooler outside air, through economiser modes, fresh-air scheduling and night purges, can take real load off the chillers for months at a time. Most BMS installations in the city were never tuned to do it. Add BESCOM's time-of-day tariff, Karnataka's own energy code and the long working hours of the Outer Ring Road and Whitefield campuses, and there is plenty for a well-run BMS to do.

Benefits of professional BMS & building automation services in Bengaluru for your property

  • Economiser and fresh-air modes set up and tuned, so cooler outside air carries load the chillers would otherwise carry
  • Night purge and pre-cooling schedules for the months when nights are cool and days are warm
  • Scheduling around BESCOM's peak windows from December to June, and use of the night-time rebate where operations allow
  • Long-hours HVAC for tech parks and GCCs run on occupancy and zone schedules rather than a single on-off time
  • Indoor air quality monitored where sensors exist: CO₂, temperature and humidity trended against fresh-air settings
  • Vendor-neutral operation of the platform you already have, whether Honeywell, Siemens, Schneider, Johnson Controls, Tridium or another
  • Sub-metering, trends and maintenance logs organised for Karnataka ECBC and BEE Star Rating records
  • Alarms routed to the right technician with a response time agreed per contract, and one monthly MIS

Why choose PropSquare BMS & Building Automation Services in Bengaluru?

  1. Serving Bengaluru with a supervised team

A supervised team serves Bengaluru's tech parks and commercial buildings, with one named Service Manager who reviews the BMS trends, owns the alarm response and presents the monthly report to the facility head.

  2. Made for Bengaluru's mild air

Because the city sits at around 900 metres, outside air is often cool enough to do useful cooling, especially in the mornings, evenings and the monsoon months. We set up and tune economiser and fresh-air control, add night purges where the building allows, and check that dampers and sensors actually do what the screen says.

  3. BESCOM's tariff, used properly

Under KERC's current tariff, larger HT commercial consumers on BESCOM pay more for energy used between 6 and 9 in the morning and 6 and 10 in the evening from December to June, and get a rebate between 10 at night and 6 in the morning. We schedule pre-cooling, pumps and non-critical loads around those windows where operations allow.

  4. Built for campus hours

Tech parks and GCC offices run long and uneven days, with some floors full and others nearly empty. We move HVAC from a single building-wide schedule to zone and occupancy schedules, so empty floors are not conditioned to the same standard as full ones.

  5. Karnataka ECBC records

Karnataka has its own Energy Conservation Building Code, and since 2021 the municipal building bye-laws have made it mandatory for commercial buildings above 100 kW connected load or 120 kVA contract demand. We keep the BMS data, sub-metering and maintenance records organised for it and for BEE Star Rating.

  6. Operators, not just installers

The engineer who sees an alarm is on the same team that acts on it, so faults become work orders and fixes, not entries in an event log.

What we cover

BMS operation & monitoring

Day-to-day operation of your existing BMS, alarm response against agreed times, trend reviews and coordination of the OEM or integrator for deeper work.

Economiser & fresh-air control

Economiser sequences, damper and actuator checks, outdoor and return air sensor calibration, fresh-air scheduling and night purge set up for Bengaluru's climate.

Zone & occupancy scheduling

HVAC and lighting schedules by floor and zone, linked to occupancy where sensors exist, for campuses with long and uneven working hours.

Tariff-aware scheduling

Pre-cooling, pump and non-critical load scheduling around BESCOM's peak and rebate windows, with the effect tracked on the monthly bill.

Indoor air quality

CO₂, temperature and humidity trended against fresh-air settings, so comfort and energy are managed together rather than traded off blindly.

Integration & recommissioning

HVAC, meters, DG and UPS, pumps, fire alarm, lifts and access control brought onto one dashboard over open protocols where supported, and half-used systems recommissioned in phases.

Compliance records

Sub-metering data, alarm and override logs and maintenance records for Karnataka ECBC, BEE Star Rating and ISO 50001 audits.

Frequently asked questions

Can a BMS really use outside air to cool a Bengaluru building?

Often, yes. Bengaluru's elevation keeps the air mild for much of the year, so economiser and fresh-air modes can carry part of the cooling load, especially in the mornings, evenings and monsoon months. It depends on the AHUs, dampers and sensors being in working order, which is the first thing we check.

How does BESCOM's time-of-day tariff affect our building?

Under KERC's current tariff, HT commercial consumers above 500 kVA contract demand are on time-of-day billing, with a surcharge from 6 to 9 am and 6 to 10 pm and a rebate from 10 pm to 6 am between December and June. Smaller consumers can opt in. We use the BMS to shift what can be shifted and show the result on the bill.

Is Karnataka ECBC mandatory for our building?

Since 2021, Karnataka's municipal building bye-laws have required compliance with the state's Energy Conservation Building Code for commercial buildings above 100 kW connected load or 120 kVA contract demand. A newer national code, ECSBC 2024, has been published by BEE and is for states to adopt. We keep the operational records both expect.

Our floors are half empty most days. Can the BMS help?

Yes. Moving from a building-wide schedule to zone and occupancy schedules is one of the quickest wins in Bengaluru's tech parks. Empty or lightly used floors can run at relaxed setpoints or reduced airflow while busy floors stay comfortable.

Which BMS brands do you work with?

We are vendor-neutral and operate the major platforms, including Honeywell, Siemens, Schneider, Johnson Controls and Tridium Niagara. We run what you already own and coordinate the OEM or a certified integrator for deep engineering.

Which parts of Bengaluru do you cover?

We serve Bengaluru's main commercial corridors, including the Outer Ring Road belt, Whitefield, Electronic City, Manyata and Hebbal, Bellandur, Sarjapur Road, Koramangala, Indiranagar and the CBD.

Can we take BMS operation on its own?

Yes, and that is a complete engagement in itself. If the facility team later wants our MEP team to maintain the equipment the BMS watches, that can be discussed separately. It is never a condition of starting.
