AMC & Vendor Management Services in Chennai

PropSquare LifeSpaces Management serves Chennai with AMC and vendor management for apartment complexes, the IT parks along OMR, offices in Guindy and Anna Nagar, hospitals and factories from Ambattur to Sriperumbudur. In Chennai, the vendor year is shaped by the north-east monsoon. The pump, drainage, DG, waterproofing and lift vendors all need to have done their work by September, and then need to answer the phone in November. The rulebook is also changing: Tamil Nadu's lift licences are now issued online for five years through a competent person, a new Fire and Rescue Services Act has been passed to replace the 1985 law once it is brought into force, and the Greater Chennai Corporation collects profession tax every half-year. We bring every contract, every date and every vendor under one register and one Service Manager, so the committee or facility head is not chasing them alone.

Benefits of professional AMC & vendor management services in Chennai for your property

  • Pre-monsoon vendor calendar: pumps, drains, DG fuel, waterproofing, lift pits and electrical panels checked by each vendor before October, with sign-off evidence
  • Monsoon escalation agreed in advance: named contacts, response commitments and back-up vendors for pumps and DG fuel during heavy rain
  • Corrosion written into the scope: coastal sites get AMCs that cover inspection and protection of exposed metal, not just breakdown calls
  • Tamil Nadu dates on one calendar: lift licences, fire licences under the 1985 Act until the 2025 Act takes effect, GCC profession tax each half-year and trade-licence renewals before 31 March
  • Vendor onboarding against the labour codes in force since November 2025, including contractor licences where the headcount requires one
  • Monthly vendor scorecards on attendance, response, quality and safety, used at renewal
  • Like-for-like quotes before every renewal, so the decision is based on the market, not habit
  • One consolidated monthly MIS and one PropSquare Service Manager accountable for every vendor

Why choose PropSquare AMC & Vendor Management Services in Chennai?

  1. Serving Chennai with supervised teams

Supervised teams serve Chennai's residential, office and industrial corridors on fixed routines, with one named Service Manager accountable for the contract register, the renewal calendar and every escalation.

  2. Vendors ready before the rain

The work that decides how a building gets through the monsoon is done in August and September. We schedule each vendor's pre-monsoon visit, check the work against a checklist, and agree in writing who answers, and how fast, when a pump trips or the basement takes water in November.

  3. Contracts written for the coast

Salt air shortens the life of pumps, panels, DG radiators, lift components and railings near the sea. We make sure AMC scopes for coastal sites include corrosion inspection and protection, and that vendors report it, so failures are planned for rather than discovered.

  4. Keeping up with Tamil Nadu's new rules

Since February 2026, a Tamil Nadu lift licence is generated online through a competent person and runs for five years. The Tamil Nadu Fire and Rescue Services Act, 2025 will replace the 1985 Act, but only from a date the government notifies; until then the 1985 Act and the current fire licence still apply. We track both transitions and move each building's dates onto our calendar as they are confirmed.

  5. Civic dates handled

The Greater Chennai Corporation collects profession tax every half-year, due by 30 September and 31 March, and trade licences can be issued for one to three years and must be renewed before 31 March. We hold these alongside every AMC expiry, with evidence of each filing.

  6. Evidence, not assurances

Vendor visits are logged against QR-coded checklists with time, technician and photo, and every complaint is tracked to closure in our work-order system, so the committee sees what was done.

Frequently asked questions

How should we prepare our vendors for the north-east monsoon?

Fix the vendor calendar by July. Pumps, drains, DG sets, waterproofing, lift pits and electrical panels should all be checked by September. Then agree in writing who responds, and how quickly, during heavy rain, and line up a back-up supplier for pumps and diesel. We run that programme and keep the sign-offs.

What changed in Tamil Nadu's lift licensing?

Under the Tamil Nadu Lifts and Escalators Act, 1997, as amended in 2025 and in force since February 2026, the owner authorises a competent person who applies online, and the licence is generated online and is valid for five years. We track each lift's licence date and make sure the lift vendor's pre-inspection is done in time; see our lift maintenance in Chennai page.

What about fire licences?

The 1985 Act still governs today. The Tamil Nadu Fire and Rescue Services Act, 2025, which will replace it with a new licensing structure, comes into force only from a date the government notifies, and that has not happened yet. We keep your current licence and its expiry on our calendar, watch for the new Act's commencement, and coordinate the fire-system vendor's work ahead of any inspection.

Which civic taxes and licences do you track in Chennai?

The Greater Chennai Corporation's half-yearly profession tax (due by 30 September and 31 March), trade licences (issued for one to three years and renewed before 31 March), pollution-board consents where the STP or DG sets need them, and every AMC expiry.

What do the new labour codes mean for our vendors?

Since 21 November 2025, contract labour falls under the Occupational Safety, Health and Working Conditions Code. A contractor engaging 50 or more contract workers needs a licence, and the establishment should still check that wages and social-security contributions are paid. We check each vendor before mobilisation and keep the records on file.

Which parts of Chennai do you cover?

We serve Chennai's main residential, office and industrial corridors, including OMR, ECR, Velachery, Guindy, Anna Nagar, Porur, Ambattur, Tambaram and the industrial belt towards Sriperumbudur and Oragadam, and survey every site before quoting.

Can we take AMC and vendor management on its own?

Yes. It is a complete service by itself: your vendors keep doing the work, and we manage them. If you later want housekeeping or security from us directly, that is a conversation for renewal, never a condition of starting.
