DG, UPS & Power Backup Management Services in Hyderabad

PropSquare LifeSpaces Management runs DG set, UPS and power-backup maintenance across Hyderabad from its head office in the city, for gated communities, office towers, hospitals, hotels and industrial units. Two things shape backup power here. The first is heat: April and May routinely cross 40°C, which is when radiators, alternators and UPS battery rooms work hardest and when the afternoon load peaks. The second is the city's split stock. New high-rises on the western corridor (Kokapet, Narsingi, Tellapur, Neopolis and the Financial District) hand associations large multi-set installations with synchronising panels straight out of builder warranty, while older blocks in Secunderabad, Himayatnagar and Ameerpet run sets bought long before the current emission norms. One AMC, one Service Manager and one monthly report cover both, together with the pollution-board and Electrical Inspectorate records that come with them.

Benefits of professional DG, UPS & power backup management services in Hyderabad for your property

  • Pre-summer readiness every March: radiator and coolant service, DG-room and battery-room ventilation checks and a full-load test before the April–May heat
  • Warranty-exit takeover for western-corridor towers: DG and UPS installations audited, snags closed with the OEM and synchronising-panel settings recorded before the association signs
  • Oversized sets run properly: a DG idling at light load in a part-occupied tower is load-tested and exercised instead of left to foul with unburnt fuel
  • Emission and noise compliance kept current: CPCB IV+ papers for newer sets, retrofit emission control device (RECD) planning for in-use sets from 61 kW to 800 kW that are older than five years and still within useful life, and enclosure checks against the 75 dB(A) limit
  • UPS battery banks impedance- and runtime-tested on a schedule, with replacements planned around the summer rather than discovered during it
  • Changeover tested end to end: TGSPDCL supply drops, the AMF panel starts the set, and lifts, pumps and the fire panel transfer cleanly, with the log to prove it
  • QR-checklisted visits with timestamp, technician ID and photo, plus a monthly MIS on run hours, fuel, load and battery health
  • A 24x7 breakdown line, with the response SLA fixed per contract and every call closed inside our work-order system

Why choose PropSquare DG, UPS & Power Backup Management Services in Hyderabad?

  1. Run from our Hyderabad head office

PropSquare's head office is in Hyderabad. The engineer who plans your preventive calendar, the supervisor who attends a failed changeover and the manager who reviews the monthly MIS with the committee all work from the same city base.

  2. Planned around the Hyderabad summer

The months that strain backup power most are the hot ones. A closed DG room or a terrace battery room runs well above the outdoor reading, and a radiator-cooled engine loses headroom as it does. We schedule heavy maintenance in the cooler months, check ventilation and exhaust routing before April, and watch coolant and battery temperatures through the peak.

  3. Built for the builder-to-association handover

Western-corridor towers often carry two or more DG sets in parallel through a synchronising panel, plus central UPS for lifts and fire systems. When the defect-liability period ends, the association inherits all of it, often without load data or panel settings. We audit the installation, record the load-sharing and protection settings, close snags with the OEM and start the AMC from a documented asset register, the same discipline as our handover and takeover service.

  4. Compliance that keeps pace with the rules

New sets up to 800 kW must meet CPCB IV+, in force since July 2023. On 20 March 2025 the Telangana board directed operators of in-use sets from 61 kW to 800 kW, older than five years and still within useful life (15 years from manufacture or 50,000 hours, whichever is earlier), to fit a retrofit emission control device capturing at least 70% of particulate matter, or to move to gas or to a CPCB IV+ set. Sets below 61 kW are outside that retrofit duty, and sets above 800 kW follow a separate emission-control requirement under GSR 489(E). The direction gave 60 days for a time-bound action plan and one year from 20 March 2025 to comply, and both have now passed. It also requires a real-time monitor on the emission-control device, reporting to the TGPCB server every 15 minutes. We keep emission, noise, consent and Electrical Inspectorate records in one file and take those options to the committee before anything is ordered.

  5. Evidence on every visit

Daily readings, weekly test starts, filter changes and load tests are each logged against a QR-coded checklist with time, technician and photo. When a resident asks why the generator bill is what it is, the run-hour and fuel record answers.

  6. Operators and technicians on our payroll

DG operators and electrical technicians are employed by PropSquare, background-verified, EPF and ESI compliant and supervised on site, so the person running your DG room answers to us and not to a sub-contractor.

What we cover

DG set AMC & operation

A maintenance-only contract with scheduled preventive visits and breakdown support, or full operation where our operators run the DG room shift by shift, record readings and manage fuel. Covers silent-canopy residential sets through to large prime-rated sets running in parallel.

UPS & battery management

Online and line-interactive UPS for lifts, fire panels, CCTV, BMS and IT rooms: capacitor and fan schedules, battery impedance and discharge tests, VRLA or lithium-ion replacement planning, and runtime checked against the load actually connected.

Pre-summer & full-load testing

Every set is load-tested before the hot season, on a load bank where the building cannot offer enough real load, with radiator cleaning, coolant, fan-belt and exhaust back-pressure checks and the DG-room airflow reviewed together.

AMF, changeover & synchronising panels

Mains-failure detection, start and transfer timing, priority load-shedding and, on multi-set sites, load sharing and synchronisation, tested end to end so a grid failure moves lifts, pumps, the fire panel and common lighting across without a trip.

Fuel management

HSD stock, consumption per run hour and tank dips logged and reconciled every month, with storage kept within the quantity the Petroleum Act allows without a licence or, above it, within the licence the site holds.

Emission, noise & statutory records

CPCB IV+ certificates for newer sets, RECD assessment for in-use sets from 61 kW to 800 kW, older than five years and still within useful life, enclosure and exhaust-silencer condition, stack-emission and noise records, pollution-board consent papers and Electrical Inspectorate approvals, kept in one organised file.

Repair, replace or retrofit

For the older sets in Secunderabad and the central blocks: a measured repair-versus-replace comparison, right-sizing on recorded load, and solar or battery options where the load pattern supports them, worked out with our energy management team when a site asks for it.

Breakdown response

A 24x7 line for a set that will not start, a changeover that did not transfer or a UPS stuck on bypass, with the response SLA set per contract and every call logged, tracked and closed in our work-order system.

Frequently asked questions

Does a DG set need Electrical Inspectorate approval in Telangana?

It depends on the set. Under the Central Electricity Authority's 2023 safety regulations, a generating set above the capacity the state government notifies must be inspected by the Electrical Inspector before it is commissioned, and installations above the notified voltage are inspected periodically. We check your set's rating and the installation voltage against the current Telangana notification during the survey and keep the approval on file.

Our DG set is more than five years old. Do we need an emission control device?

Only some sets. On 20 March 2025 the Telangana board directed operators of in-use DG sets from 61 kW to 800 kW, older than five years and still within useful life (15 years from manufacture or 50,000 hours, whichever is earlier), to fit a retrofit emission control device capturing at least 70% of particulate matter, or to shift to gas or to a set meeting CPCB IV+. A set below 61 kW is outside that retrofit duty, as is a set past that useful life, and sets above 800 kW follow a separate requirement. The direction gave 60 days for a time-bound action plan and one year from 20 March 2025 to comply, and both have now passed. It also requires a real-time monitor on the emission-control device, reporting to the TGPCB server every 15 minutes. New sets up to 800 kW have had to meet CPCB IV+ since July 2023. We check your set's rating, age and papers and cost the options before anything is ordered.

Why does our DG trip in summer?

Usually heat. Hyderabad afternoons in April and May routinely pass 40°C, and the DG room runs hotter still. A radiator clogged with dust, a slipping fan belt or a blocked ventilation path then shows up as high coolant temperature and a shutdown under load. Pre-summer servicing and a full-load test catch these before the peak.

Our tower is coming out of builder warranty. What should the association check on the DG and UPS?

Ask for the commissioning and load-test reports, the emission and type-approval certificates, the Electrical Inspectorate approval, the synchronising-panel settings, battery installation dates and the OEM's open snag list. We audit all of it before the defect-liability period ends, so snags are closed while the builder is still liable.

Should our lifts run on DG backup?

In most residential and office towers the lifts, water pumps, fire panel, common lighting and security systems are on DG backup, with UPS bridging the start-up gap for sensitive loads. The lift's ARD lands the car at a floor if supply drops; our lift maintenance team checks that the drive restarts cleanly on DG.

Which parts of Hyderabad do you cover for DG and UPS maintenance?

We cover Hyderabad and Secunderabad, including the western corridor (HITEC City, Gachibowli, the Financial District, Kokapet, Narsingi, Tellapur, Miyapur), the north (Kompally, Kukatpally, Bachupally), the east (Uppal, LB Nagar), the older central and Secunderabad blocks and the industrial belts around Patancheru and Jeedimetla, and survey every site before quoting.

Can we take DG and UPS maintenance on its own?

Yes. Backup power is a complete service by itself. If the committee later wants MEP or fire and safety under the same Service Manager, that is a conversation for renewal, never a condition of starting.
