DG, UPS & Power Backup Management Services in Chennai
PropSquare LifeSpaces Management serves Chennai with DG set, UPS and power-backup maintenance for apartment complexes, the IT parks along OMR, offices in Guindy and Anna Nagar, hospitals and the industrial belt from Ambattur to Sriperumbudur. Chennai asks a different question of backup power: not whether the set starts, but whether it can keep running for days. The north-east monsoon, which brings Tamil Nadu nearly half its annual rain between October and December, is when supply is cut to waterlogged areas for safety. During Cyclone Michaung in December 2023, some parts of the city were without power for three days or more. Add salt-laden coastal air that corrodes radiators, panels and battery terminals faster than inland, and TNPCB's direction on emission control devices for older mid-sized sets, and you have the three things our Chennai programme is built around.
Benefits of professional DG, UPS & power backup management services in Chennai for your property
- Monsoon readiness by September: fuel stock, supply arrangements, a long-duration load run and the DG room's flood risk all reviewed before the north-east monsoon
- Endurance planning for multi-day outages: which loads stay on, how long the fuel lasts at that load, and how the set is refuelled if roads flood
- Flood restart protocol: no DG, panel or UPS is energised after water ingress until it has been inspected, dried and insulation-resistance tested
- Corrosion control for coastal sites: radiator cores, canopy, cable glands, panel busbars and battery terminals inspected and protected on a fixed cycle
- TNPCB's emission-device direction handled: in-use sets from 61 kW to under 800 kW, older than five years and still within useful life (15 years from manufacture or 50,000 hours, whichever is earlier), assessed for a retrofit emission control device (RECD) and the record kept
- Generator approvals tracked: Electrical Inspectorate approval under Regulation 34 before commissioning, for generators above the small threshold Tamil Nadu has set, with defects closed and the approval on file
- QR-checklisted visits with timestamp, technician ID and photo, and a monthly MIS on run hours, fuel, load, corrosion findings and battery health
- A 24x7 breakdown line with the response SLA fixed per contract, and monsoon escalation agreed with the committee in advance
Why choose PropSquare DG, UPS & Power Backup Management Services in Chennai?
Serving Chennai with supervised teams
Supervised technician teams serve Chennai's residential, office and industrial corridors on fixed preventive routines, with one named Service Manager accountable to the committee or the facility head for every visit, renewal and escalation.
Ready before October
The work that decides how a building gets through the monsoon happens in August and September: a long load run, fuel polishing or replacement if the stock has stood too long, drainage around the DG room checked, and the list of loads that stay on during a long outage agreed with the committee in writing.
Planned for days, not minutes
When supply to a waterlogged area is cut as a safety measure, the DG may have to carry the building for days. We calculate fuel consumption at the agreed load, keep stock within the quantity the Petroleum Act allows without a licence or within the site's licence, and line up refuelling before the season rather than during it.
Built for the coast
Along OMR, ECR, Besant Nagar and Thiruvanmiyur, salt in the air works on every exposed metal surface. Radiator fins, canopy seams, earthing connections, cable glands and battery terminals are inspected and treated on a fixed cycle, and panel interiors are checked for moisture and tracking before they cause a fault.
TNPCB compliance in hand
On 30 July 2024 TNPCB directed operators of operational DG sets from 61 kW to under 800 kW, older than five years and still within useful life (15 years from manufacture or 50,000 hours, whichever is earlier), to fit a retrofit emission control device capturing at least 70% of particulate matter. Sets below 61 kW are outside that retrofit duty, and sets of 800 kW and above follow a separate requirement. The compliance window was 180 days in the Chennai urban area and one year elsewhere, both from 30 July 2024, and both have now passed. We check every set's rating, age and papers against that direction and CPCB IV+, and keep the evidence ready for an inspection.
Technicians on our own payroll
Background-verified technicians employed by PropSquare, EPF and ESI compliant and supervised on site, so the team that turns up after a cyclone is the same accountable team that maintained the set before it.
What we cover
DG set AMC & operation
Maintenance-only contracts with planned visits and breakdown support, or full operation with our operators running the DG room shift by shift through the monsoon, recording readings and managing fuel.
Monsoon preparation
Long-duration load runs, fuel quality and stock checks, DG-room and cable-trench drainage, plinth and panel heights reviewed against past waterlogging, and an agreed priority-load list for multi-day outages.
Flood restart & recovery
A defined sequence after water ingress: isolate, inspect, dry out, insulation-resistance test alternators, panels, cables and UPS, and only then restart, with each step recorded before the system goes back on load.
Corrosion control programme
Scheduled inspection and treatment of radiator cores, canopies, exhaust supports, earthing, cable glands, busbars and battery terminals, with findings and photographs carried in the monthly MIS.
UPS & battery management
Online UPS for OMR offices, hospitals and data rooms: battery impedance and discharge tests, temperature and humidity checks in battery rooms, capacitor and fan schedules, and VRLA or lithium-ion replacement planned before a string fails.
AMF & changeover panels
Mains-failure detection, start and transfer timing and priority load-shedding tested end to end, including a deliberate return-to-mains check, so the building moves to DG and back without tripping lifts or pumps.
Emission, noise & statutory records
TNPCB RECD assessment for in-use sets from 61 kW to under 800 kW, older than five years and still within useful life, CPCB IV+ certificates for newer ones, enclosure and silencer condition, noise records and the Electrical Inspectorate's Regulation 34 approval, kept in one file.
Breakdown response
A 24x7 line for a failed start, a changeover fault or a UPS alarm, with the response SLA set per contract, monsoon escalation agreed in advance and every call logged, tracked and closed in our work-order system.
Frequently asked questions
Does our DG set need an emission control device in Chennai?
Only some sets need one. TNPCB's 30 July 2024 direction covers operational sets from 61 kW to under 800 kW that are more than five years old and still within useful life (15 years from manufacture or 50,000 running hours, whichever is earlier): those must be fitted with a retrofit emission control device that captures at least 70% of particulate matter. A typical small apartment set below 61 kW is outside that retrofit duty, as is a set past that useful life, and sets of 800 kW and above follow a separate requirement. The compliance window was 180 days in the Chennai urban area and one year elsewhere, both from 30 July 2024, and both have now passed. Newer sets up to 800 kW should already carry CPCB IV+ certification. We check your set's rating, age and papers before any work is scoped.
Does a generator need Electrical Inspectorate approval in Tamil Nadu?
Yes, above a small threshold. Under Regulation 34 of the CEA's 2023 safety regulations, a generator above the capacity Tamil Nadu has notified must be inspected by the Electrical Inspector before it is commissioned. The state's notification sets that capacity at 10 kVA, and the Inspectorate's own procedure describes it as above 10 kW, so almost every building DG set is covered. We help assemble the application, close any defects the inspection finds and keep the approval on file.
How much diesel should we keep for the monsoon?
Enough to carry the agreed priority loads for the outage you plan for, and no more than the site may legally store. Up to 2,500 litres of diesel can be kept without a licence, in containers of no more than 1,000 litres each; larger quantities need a licence. We work out consumption at your load and arrange refuelling for a longer outage.
The DG room flooded. Can we just restart the set?
No. Water in the alternator, panel or cabling can cause a serious fault or a shock risk on restart. The set, panels and UPS must be isolated, inspected, dried and insulation-resistance tested first. We follow that sequence and record each step before anything is energised.
Why do generators corrode faster in Chennai?
Salt-laden air from the sea settles on radiator fins, canopies, terminals and panel busbars and, with the humidity, speeds up corrosion. Sites close to the coast need shorter inspection cycles, protective coatings and sealed glands, which we build into the preventive calendar.
Which parts of Chennai do you cover for DG and UPS maintenance?
We serve Chennai's main residential, office and industrial corridors, including OMR, ECR, Velachery, Guindy, Anna Nagar, Porur, Ambattur, Tambaram and the industrial belt towards Sriperumbudur and Oragadam, and survey every site before quoting.
Can we take DG and UPS maintenance on its own?
Yes. It is a complete service by itself. If you later want lift maintenance or fire and safety under the same Service Manager, that is a conversation for renewal, never a condition of starting.
