Rental Management Services in Bengaluru

PropSquare LifeSpaces Management serves Bengaluru owners with rental management, for flats in apartment communities along the Outer Ring Road, Whitefield, Sarjapur Road, Electronic City and the northern corridor towards Hebbal and Thanisandra. Bengaluru renting has its own habits. Security deposits have long been far higher than in most Indian cities, often reported at around ten months' rent, so the deposit is the single biggest source of friction when a tenant leaves. Tenants in the tech corridors move often, so a flat may change hands every year or two. And apartment communities have their own rules on move-ins, water and common charges. We manage the tenancy from first viewing to final refund, with the paperwork and photos that keep the deposit conversation short.

Why choose PropSquare Rental Management Services in Bengaluru?

  1. Serving Bengaluru owners with a local team

A supervised team serves Bengaluru's main residential corridors, with a named rental manager who meets tenants, attends handovers and is the owner's single point of contact.

  2. Deposits handled with evidence

Bengaluru deposits are large, so disputes over deductions are common. We record the flat's condition at move-in with dated photos and an inventory, compare it at move-out, and send the owner and the tenant a deduction statement with photos and repair quotes. Most arguments end there.

  3. Agreements written for the way Bengaluru rents

Most lettings run on 11-month agreements, because the Registration Act requires a lease of more than a year to be registered. Where the Karnataka Rent Act, 1999 applies, it requires the agreement to be registered even for a shorter term, so we check that first. We draft and stamp the agreement, spell out the deposit, the refund timeline, rent revision and notice terms, and track the renewal so the tenancy never runs on an expired document.

  4. Built for tenant churn

Tenants in the ORR, Whitefield and Electronic City belts often move with their jobs. We plan for it: notice periods tracked, viewings started during the notice period, and painting and cleaning booked for the day the flat is vacated, so the gap between tenants stays short.

  5. Community rules and charges

Apartment communities set their own move-in rules, common charges and, in many cases, separate water charges. We handle the association office, make sure charges are allocated between owner and tenant as the agreement says, and keep receipts.

  6. Repairs through our own teams

Plumbing, electrical, carpentry and painting during a tenancy or between tenants are arranged through our facility teams and recorded, so the owner sees what was done and what it cost.

Frequently asked questions

How much security deposit is normal in Bengaluru?

Bengaluru has long had higher deposits than most Indian cities, often reported at around ten months' rent. Karnataka law does not set a cap; the amount is whatever the owner and tenant agree. We advise on a level that suits the flat and the market, and write the refund terms clearly into the agreement.

Has Karnataka's rent law changed recently?

Karnataka has not adopted the Model Tenancy Act, and the Karnataka Rent Act, 1999 covers fewer flats than many owners assume. Under section 2(3) it does not apply for fifteen years after a premises is completed or substantially renovated, or where the deemed rent on the date the Act commenced, or the standard rent, exceeds Rs 3,500 a month in a municipal-corporation city such as Bengaluru. That figure is worked out under sections 7 and 9, so an older flat can still be inside the Act when the rent in the agreement is far higher. Most newer flats on the Outer Ring Road and in Whitefield sit outside it on the fifteen-year rule, and the written agreement governs. The Karnataka Rent (Amendment) Act, 2025 replaced jail terms for offences under the Act with monetary penalties, and there is still no legal cap on the deposit. Either way the written agreement matters most, and we draft it carefully.

Why are agreements usually for 11 months?

A lease for more than one year must be registered under the Registration Act, 1908, and an 11-month agreement avoids that requirement for flats outside the Karnataka Rent Act. Where that Act does apply, it requires the agreement to be registered even if the term is under a year. Either way the agreement has to be stamped correctly. We check which rule covers the flat, prepare the agreement, track the renewal and update the rent as the agreement allows.

How do you settle deposit deductions when a tenant leaves?

We inspect the flat against the move-in photos and inventory, list any damage beyond normal wear with photos and repair quotes, and send a deduction statement to the owner and the tenant before the refund. Having the evidence on file is what keeps it fair and quick.

Who pays the apartment's maintenance and water charges?

Whatever the agreement says. Many Bengaluru communities bill common maintenance and water separately, so we write the split into the agreement, collect the charges and keep receipts for both sides.

Which parts of Bengaluru do you cover?

We serve Bengaluru's main residential corridors, including the Outer Ring Road belt, Whitefield, Sarjapur Road, Bellandur, HSR Layout, Electronic City, Hebbal, Thanisandra, Hennur, Yelahanka, Koramangala and Indiranagar.

Can I use rental management on its own?

Yes, for a single flat or several. If your community later wants housekeeping or security from us, that is a separate conversation.
