CCTV & Access Control Services in Chennai
PropSquare LifeSpaces Management serves Chennai with CCTV and access control for the IT parks along OMR, offices in Guindy and Anna Nagar, apartment communities, hospitals, schools and retail. Two things shape camera systems in Chennai. The first is the weather: salt air along the coast and the north-east monsoon between October and December are hard on outdoor cameras, junction boxes, cabling and power supplies, and a system that is not built for them fails exactly when it is needed. The second is how the city approaches surveillance. Tamil Nadu's urban local body rules require CCTV in listed public buildings, and Greater Chennai Police have long encouraged residents' associations and shops to add street-facing cameras through the Third Eye campaign. We design systems that survive the coast, meet the rules that apply and give the committee or facility head footage they can rely on.

Why choose PropSquare CCTV & Access Control Services in Chennai?
Serving Chennai with a supervised team
A supervised team serves Chennai's residential, office and industrial corridors, with one named Service Manager who owns the AMC, the monsoon checks and the monthly review.
Built for the coast and the monsoon
On sites along OMR, ECR and the southern coast, salt air corrodes connectors and housings, and monsoon rain finds every badly sealed junction box. We specify weatherproof housings and enclosures, seal and protect every outdoor connection, route cabling away from waterlogging and check all of it again before October.
Recording that survives outages
When supply is cut during heavy rain, cameras and recorders go down with it, and often come back in a fault state. We put recorders and critical cameras on UPS, set alerts for recording failures and check every channel after a power interruption.
Rules and community coverage
Tamil Nadu's urban local body rules require CCTV in listed public buildings, including schools, colleges, universities and similar educational institutions, shops and stores of 500 square metres and above, hospitals and clinics of 500 square metres and above, hostels where more than 100 people reside, and banks and malls. Greater Chennai Police's Third Eye campaign encourages residents and businesses to add street-facing cameras. We check what applies to your building and position gate and boundary cameras to serve both the site and the street.
Privacy built in
Footage of identifiable people is personal data, and most duties under the Digital Personal Data Protection Rules, 2025 apply from May 2027. We set up signage, role-based access, retention settings and viewing logs as part of every system.
Technicians on our own payroll
Background-verified technicians employed by PropSquare, EPF and ESI compliant and supervised on site, so the same accountable team that installs your system maintains it through the monsoon.

Frequently asked questions
Why do our outdoor cameras keep failing after the rains?
Usually water and corrosion at the connections rather than the camera itself: poorly sealed junction boxes, unprotected connectors and cables lying in waterlogged areas. On coastal sites, salt air speeds this up. We rebuild those connections properly and check them before each monsoon.
Is CCTV mandatory for our building in Chennai?
Tamil Nadu's urban local body rules require CCTV in listed public buildings. Schools, colleges, universities and similar educational institutions are on the list, with no floor-area threshold. Shops and stores are covered at 500 square metres and above, hospitals and similar clinics at 500 square metres and above, and hostels only where more than 100 people reside. Banks and malls are on the list. Residential apartments are not on that list, but most communities install CCTV for their own security. We check what applies to your building during the survey.
What is the Third Eye campaign?
It is a Greater Chennai Police initiative encouraging residents' associations, shops and residents to install cameras that also cover the street. Footage stays with the owner. We can position gate and boundary cameras with that in mind.
How do we keep recording during power cuts?
Put the recorder and critical cameras on a UPS sized for the outage you expect, protect the supply against surges, and set alerts for recording failures. After any interruption, check every channel. We set this up and include it in monsoon maintenance.
Do the new data-protection rules affect our CCTV?
Yes. Footage of identifiable people is generally treated as personal data, and the Digital Personal Data Protection Rules, 2025 bring most obligations into force from 13 May 2027. Signage, limited access, defined retention and viewing logs are the practical steps.
Which parts of Chennai do you cover?
We serve Chennai's main residential, office and industrial corridors, including OMR, ECR, Velachery, Adyar, Guindy, Anna Nagar, Porur, Ambattur, Tambaram and the industrial belt towards Sriperumbudur.
Can we take CCTV and access control on its own?
Yes. It is a complete service by itself. If you later want security guards at the gate or the lobby, that is a separate conversation, never a condition of starting.
