CCTV & Access Control Services in Bengaluru

PropSquare LifeSpaces Management serves Bengaluru with CCTV and access control for tech parks, GCC offices, apartment communities, hospitals, schools and retail. Karnataka has its own law on this. The Karnataka Public Safety (Measures) Enforcement Act, 2017 and its 2018 Rules cover places likely to draw 100 or more people at a time, or 500 or more in a day. These must have access control and round-the-clock CCTV at entries, exits, common public places and parking, keep at least 30 days of footage and produce it to the police on request, and Bengaluru police have enforced it with fines. Around that legal baseline, the city's tech campuses run some of the busiest turnstile and badge systems in the country, and its apartment communities depend on gate systems that handle a steady stream of deliveries and visitors. We design, take over and maintain both.

Why choose PropSquare CCTV & Access Control Services in Bengaluru?

  1. Serving Bengaluru with a supervised team

A supervised team serves Bengaluru's tech parks and apartment communities, with one named Service Manager who owns the AMC, the takeover plan and the monthly review.

  2. Built to Karnataka's public-safety law

Karnataka's 2017 Act and 2018 Rules require covered establishments to have access control and 24x7 CCTV at entries, exits, common public places and parking, with at least 30 days of footage kept and cameras covering the approach up to 50 yards. The Rules' minimum access-control kit starts with door-frame and hand-held metal detectors, with baggage scanners and vehicle-search mirrors where the supervisory committee specifies them. Police have fined establishments that did not comply. We check whether your site is covered, design to the Rules and confirm the recorder holds the full period.

  3. Access control for tech-park scale

Thousands of people badge in through a tech-park lobby in an hour. We design turnstile counts, lane widths, reader types and visitor desks around real peak flows, integrate access events with the tenant's HR or attendance systems where needed, and keep anti-passback and tailgating alerts working.

  4. Apartment gates that keep up with deliveries

Bengaluru communities see a constant stream of food, grocery and parcel deliveries. We set up visitor pre-approval, OTP passes, delivery logging and camera angles at the gate so guards can keep traffic moving without losing the record.

  5. Privacy built in

Footage of identifiable people is personal data, and most duties under the Digital Personal Data Protection Rules, 2025 apply from May 2027. Tech-park tenants already expect it. We set up signage, role-based access, retention settings and viewing logs as part of the system.

  6. Technicians employed by PropSquare

Our technicians are on PropSquare's own payroll, background-verified, EPF and ESI compliant and supervised on site, so access to your security system stays with people we are accountable for.

Frequently asked questions

Does the Karnataka Public Safety Act apply to our building?

It applies to places likely to draw 100 or more people at a time or 500 or more in a day, such as commercial buildings, hospitals, schools, malls and similar establishments. Covered establishments need access control and 24x7 CCTV at entries, exits, common public places and parking, with at least 30 days of footage kept. We check applicability during the survey.

How long must footage be kept in Bengaluru?

At least 30 days for establishments covered by the Karnataka Act and its Rules. For other sites, choose a period that fits your needs and keep data no longer than necessary under the new data-protection rules. We size storage to the period you set.

Can access control link to our HR or attendance system?

Yes, where the systems support it. Access events can feed attendance and HR records, and visitor systems can integrate with the front desk. We confirm what your platforms support during the design.

Our apartment gate is overwhelmed with deliveries. What helps?

Pre-approval for regular visitors, OTP passes, a fast delivery-logging flow at the guard workstation, a separate lane or holding point if space allows, and cameras angled to capture faces and vehicles. We design these together rather than adding devices piecemeal.

Can you take over a system installed by our builder or another vendor?

Yes. We inventory every device, reset credentials, update firmware, replace what has failed and bring the system under one AMC, keeping working hardware.

Which parts of Bengaluru do you cover?

We serve Bengaluru's main office and residential corridors, including the Outer Ring Road belt, Whitefield, Electronic City, Manyata and Hebbal, Bellandur, Sarjapur Road, Thanisandra, Yelahanka, Koramangala and Indiranagar.

Can we take CCTV and access control on its own?

Yes, and that is a complete engagement in itself. If you later want security guards at the gate or the lobby, that can be discussed separately. It is never a condition of starting.
