Rental Management Services in Chennai
PropSquare LifeSpaces Management serves Chennai owners with rental management, for flats along OMR and ECR, in Velachery, Porur, Anna Nagar, Adyar and the southern suburbs. Renting in Chennai works differently from Hyderabad or Bengaluru, because Tamil Nadu has its own modern tenancy law. Under the Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017, in force since February 2019, every tenancy has to be in writing and reported to the Rent Authority, including the usual 11-month agreements, and the security deposit is limited to three months' rent unless both sides agree otherwise. The climate adds its own demands: the north-east monsoon tests every flat's windows, terrace and walls each year. We handle the paperwork, the tenant and the flat, and report to the owner every month.

Why choose PropSquare Rental Management Services in Chennai?
Serving Chennai owners with a local team
A supervised team serves Chennai's main residential corridors, with a named rental manager who meets tenants, attends handovers and reports to the owner.
The 2017 Act, followed properly
Tamil Nadu requires every tenancy to be written and reported to the Rent Authority. We prepare an agreement that meets the Act, submit it through the state's tenancy portal, keep the registration number on file and record the rent, deposit and terms the Act expects.
Deposits within the rules
Under the Act, a security deposit above three months' rent is unlawful unless the agreement says otherwise, and it must be refunded when the landlord takes back possession of the vacant flat, after lawful deductions (the 2018 amendment replaced the earlier one-month window). We set the deposit and refund terms with this in mind and document the flat's condition so deductions are justified.
Monsoon-aware upkeep
Most of Chennai's rain arrives with the north-east monsoon between October and December. We inspect let flats after the rains for damp, seepage, window leaks and terrace damage, photograph what we find and arrange repairs before the next tenant or the next season.
Tenants verified
Greater Chennai Police offer online tenant verification through the Tamil Nadu Police e-services portal. We complete it for each new tenant alongside identity, employer and reference checks, and keep the records for the owner.
Built for owners who are away
Many owners live in another city or overseas. We act on their written instruction for viewings, handovers and agreements, send a monthly statement with photos, and share the rent and deduction records their chartered accountant needs.

Frequently asked questions
Does my rental agreement in Chennai need to be registered?
Under the Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017, every tenancy must be in writing and reported to the Rent Authority, which issues a registration number. This applies to 11-month agreements too, unlike in most other states. We prepare the agreement and complete the submission on the state's tenancy portal.
How much security deposit can I take?
The Act makes a deposit above three months' rent unlawful unless the agreement provides otherwise, and, since the 2018 amendment, the deposit must be refunded at the time the landlord takes over possession of the vacant flat, after lawful deductions. We set the amount and the refund terms in the agreement and document the flat's condition at move-in.
Do I need to get my tenant verified by the police?
Greater Chennai Police provide online tenant verification through the Tamil Nadu Police e-services portal. We complete it for every new tenant as good practice and keep the acknowledgement on file.
What do you check after the monsoon?
Damp patches, seepage through walls and ceilings, leaking windows, terrace and balcony drainage, and any water near electrical points. We photograph what we find, share it with the owner and arrange repairs through our facility teams.
I live abroad. How does tax on my rent work?
Rent paid to a non-resident owner is subject to tax deduction at source under the Income-tax Act, 2025, in force from 1 April 2026. We work with your chartered accountant and share the rent and deduction records they need.
Which parts of Chennai do you cover?
We serve Chennai's main residential corridors, including OMR, ECR, Sholinganallur, Velachery, Adyar, Thiruvanmiyur, Anna Nagar, Porur, Guindy, Tambaram and Pallikaranai.
Can I use rental management on its own?
Yes, for a single flat or several. If your community later wants housekeeping or security from us, that is a separate conversation.
